  • 1 - Main entrance

    Use the key or code provided. Sometimes sticks - just push harder.

  • 2 - Power box 1

    Main shack power supply - turn on first thing and make sure door is closed properly. Turn off when leaving.

  • 3 - Power box 2

    Power for lounge and kitchen - turn on after power box 1 and turn off when leaving.

  • 4 - Bedroom 2 - The Ava Gardner

    Queen-sized bed, side table, wardrobe. Orange 1950’s carpet and waves print above bed. Opens into games area at rear, adjacent to The Fred Astaire room. Sleeps 2 adults.

  • 5 - Bedroom 3 - The Fred Astaire

    Queen-sized lower bunk with single bunk above and 2 single bunks opposite. 2 spare mattresses and 2 folding beds underneath gives a total of 9 births from this room - with the spare beds set up in the games room onto which it opens.

  • 6 - Linen closet (now in garage 22)

    You can use our linen provided it is washed, folded and put away after use. If you do not want to have to wash all the linen at the end of your stay then you can bring your own linen for washing later when you get home. All beds are either queen sized (152cm wide) or singles. Beds and pillows must be stripped bare at the end of your stay.

  • 7 - Shower and laundry

    Old but serviceable twin tub washing machine - not much good for large loads so we recommend bringing your own linen…No drier, only clothes line. Washing powder is provided.

  • 8 - Toilet

    Toilet paper is provided but better to be safe than sorry - bring some of your own too. Please keep clean and wipe the dust off cistern - it gets very dusty in here.

  • 9 - Parents reading area

    A nice place to do some quiet reading with two chairs and a lamb by the window.

  • 10 - Loungeroom

    65" flatscreen android TV, WiFi modem, 3 seater couch, 2 seater couch, 2 lounge chairs, coffee table, DVD player, DVDs, magazines (cooking and fishing), childrens toys and puzzles (in corner)

  • 11 - Bedroom 1 - The Gregory Peck

    Queen bed, matching 1950 dresser, chest of drawers and side table, wardrobe. Ocean pattern 1950’s carpet and storm water print above bed. Original matched glass lightshade. Opens via sliding door into living area. Sleeps 2 adults plus room on floor for another.

  • 12 - Outdoor furniture and Rollout Awning

    The furniture and BBQ is stored in the Gamesroom (3) on arrival. UNDER NO CIRCUMSTANCES ATTEMPT TO USE THE ROLLOUT AWNING WITHOUT OWNER CONSENT.

  • 13 - Loan punts/rowboats

    2 punts are available in the front yard - they can be carried or rolled down to the water's edge. All children must be supervised at all times and wearing lifejackets - there are two lifejackets in the games room. No more than two persons in any punt at any time. Replace everything where you found it when finished.

  • 14 - Pantry and vacuum cleaner

    Mice are kept under control by never leaving food in the pantry or anywhere on the property on departure. Mouse traps and poison are available in the kitchen if required. The kitchen has a steel-lined mouseproof cupboard. Remember that mice can eat through most plastic containers and cardboard.

  • 15 - Rainwater tank

    This water is only for drinking as many prefer it to the town water. Check the level in this tank on arrival and departure.

  • 16 - 45kg gas bottles x 2

    These are the gas bottles for the stove. There should always be a spare bottle here - if not, call the owner. If you run out you can get another from the gas supplier at Cowell - call 08 8629 2140 or visit 101 Cowell-Kimba Rd.

  • 17 - Hotwater system

    This will turn on automatically when the main power is on but will take up to 12 hours to fully heat up. If many guests use sparingly - limit shower times to 10 minutes etc. If no hot water pressure press the reset switch on the pump (inside the tin cover at the bottom right via a small opening). If no light on on this pump then check the power switch in the power box near the side door.

  • 18 - Clothes line

  • 19 - Games room bench and upright freezer

    Do not turn off the bench freezer. Only turn on the upright freezer if you really need it. Clean after use and leave off when leaving.

  • 20 - Loan vehicle

    We leave our older BMW X5 at the shack so that we can come on foot via the ferry and not have to bring our own car to Lucky Bay. This vehicle is available to hire for guests at the rate of $1 per km. The vehicle must be refuelled after use. Please organise to use the car by phone and we will tell you how to start it and where the keys are.

  • 21 - Loan powerboat

    We have a small aluminium dinghy and old 15hp Chrysler outboard that can be loaned but only if you have the proper powerboat license and experience. Please call to organise. A charge for fuel and wear will apply, and you will be responsible for any loss or damage. All safety gear is stored on site and will be made available.

  • 22 - Games room

    Darts and board, brooms, dustpan, separate freezer and fridge, outdoor furniture, BBQ and 9kg gas bottle, tables, life jackets x 5, pegs

  • 23 - Kitchen and dining room

    Kitchen - Gas oven and grill, microwave, kettle, toaster,650l fridge/freezer, insect zapper, air conditioner, lockable pantry, cleaning cupboard with all sprays and cloths, pots, pans, cutlery, crockery, plastic containers, cookings utensils, cooking oil, vacuum cleaner, knife block, chopping boards, baking dishes, cake mixer, desktop grill, rice cooker, sandwich press, some dry goods/herbs, glasses, mugs, ice trays, insect spray, air freshener, dishwashing liquid, salt, pepper.

    Dining room - extendable dining table with 9 chairs, parent quiet area with two chairs and lamp.

  • 24 - Private storage area

    No access to guests allowed - personal items stored here. Please ensure your children do not go fossicking in this area.

Terms and Conditions

  • First time guests

    If you have never rented the property previously it would be wise to discuss your requirements with the owner. Fishing shacks are not like normal B&Bs as they are often self-contained, located in isolated places where cleaners are unavailable and full of the personal propery of the owners. The owners are keen to make sure you have reasonable expectations as to the condition of the property and its contents.

  • Linen

    You can use our limited linen supply provided it is washed, folded and put away after use. If you do not want to have to wash all the linen at the end of your stay then you can bring your own linen for washing later when you get home. All beds are either queen sized (152cm wide), double or single. Beds and pillows must be stripped bare at the end of your stay.

  • Rental Terms

    The property is rented to you for an agreed period for an agreed fee. All bookings must be paid in advance. A valid credit card impression must be provided for any additional expenses. In some cases a bond may be held until the completion of the next booking (normally only a few days later) to ensure no damage or missing items are discovered.

    You are expected to clean the property at the completion of your stay and to leave the property exactly as you found it.

  • Extra Costs

    Guests are trusted to respect the property and everything in it. If accidental breakages occur, contact us immediately to discuss. If we are not contacted then repair or replacement costs will be automatically deducted from your credit card or from you directly as required.

    Property left in untidy state - If we find the property unclean, untidy, not vacuumed etc your credit card will be deducted a cleaning charge relevant to the time required to fix the problem.

    Items broken on arrival - Sometimes the previous guests may have broken an item and not told us. If you find a broken item you need to contact us immediately so we can arrange replacement and not accidentally charge you.

  • Private Areas

    The owners keep personal belongings in private storage areas. These areas are not to be accessed for any reason without the permission of the owners. These areas include the blue steel cupboards and the area between the second roller door and the rear guest bedroom.

    Upgrades to property and amenities

    The owners are constantly upgrading the property with new appliances, paint, carpets and structural items. These may not always be represented on the website or booking site photos but in all cases these changes will improve the property in some way.

  • Known Issues

    Mice - Mice are kept under control by never leaving food on the property on departure. Mouse traps and poison are available in the kitchen if required. The kitchen has several steel-lined mouseproof cupboards. Remember that mice can eat through most plastic containers and cardboard easily.

    Insects - There can be many small flies in the warmer months and mosquitoes on some quiet nights and so it is highly recommended that you bring lots of insect spray and aerogard-type products.

    Dust - When it is windy, lots of dust gets into the games room and from there into the living areas - try to keep doors shut and remember to dust everything down before vacuuming when you are leaving.

    Fridges - It is important to empty the main fridge of any food before leaving and give it a wipe. LEAVE MAIN FRIDGE DOOR OPEN TO PREVENT MOULD.

    Freezer - Do not turn off the power to the freezer in the garage - it has the owner’s food and bait in it. If this fridge is turned off YOU WILL BE CHARGED FOR THE REPLACEMENT OF THE CONTENTS ($200-300).

    Weather and beach state - Bookings cannot be cancelled due to bad weather. Some days all beaches are affected by seaweed, strong waves or wind, none of which justifies cancellations or deductions.

  • Food, Condiments and Wine Left at Property

    The owners leave their personal food and condiments at the property. You are permitted to use these items at your convenience SO LONG AS YOU REPLACE THEM. This includes things like cooking oil, herbs and spices, sauces, noodles, long life milk etc.

    BEER AND WINE

    The owners are from Coonawarra and produce wines under the “Hundred of Comaum Coonawarra” label. Some of these wines are left at the property and you are free to puchase them. Prices are:

    Cabernet Sauvignon $20

    Riesling $20

    Shiraz $20

    BEER - DO NOT USE UNLESS YOU INTEND TO AND DO REPLACE

    Missing alcohol will be charged against your card.

  • Keys

    Keys must be left in the location you found them - this will be provided to you via email after you book. Lost or missing keys will incur a fee of $50.00 without exception.

  • Rubbish Collection

    Council Rubbish Collection occurs on Tuesday mornings at around 10am - Leave the wheelie bin out the front of the community rubbish collection area when leaving. Same withg all empty bottles and cans - sort into the appropriate marked piles.

  • Pets

    Pets are allowed but cannot use the furniture or beds. Bring your dogs bed with you. Pet fur found on furniture will incur additional cleaning costs against your credit card. Council rules allow dogs on leash when outside the property or on the beach. All dog droppings must be collected and binned at the end of the stay - do not leave on our or neighbour’s lawns etc.

  • GAS BOTTLES

    The stove requires a large gas bottle and the BBQ a small one. If gas is low in the big bottle you can switch over to the spare - if this happens contact the owner so a replacement bottle can be organised. If small (9kg) bottle gets low it can be refilled at the Cowell petrol station or via Elgas, Lot 101 Cowell – Kimba Road, Cowell SA 5602 - Use the account for Shack 34, Lucky Bay.   • WATER

    There are two sources of water at the property - town water and rainwater. There is a rainwater tap above the sink. Use the rainwater WISELY. When it runs out there is no more until it rains. Only use town water for dishes, washing and cleaning. If rainwater tank is low, contact the owner so we can fix the problem on our next visit.

  • Owners Property Items

    The owners leave their boat, car, kayak, surfboard and other prized possessions at the property. Do not use any of this private property without discussing with the owners beforehand. Using the owners possessions without permission will become a police matter.

  • Cancellations

    Cancellations received more than 6 weeks prior to non-school and public holiday periods do not incur a cancellation fee. Cancellations for non-school and public holiday periods incur a 50% cancellation fee if received more than 2 weeks and less than 6 weeks prior to booking. Cancellations received within 2 weeks prior to booking incur a 100% fee. Cancellations received within 4 weeks of public or school holidays incur a 100% cancellation fee. Refunds do not apply to early departure. No refunds are available due to inclement weather which is beyond our control.

  • BBQs

    There are two BBQs - an old one and a new Weber. The old one is much easier to clean and takes only 5 minutes. The new BBQ will take an hour to clean - budget for this time before you decide to use it. You will be charged a $100 cleaning fee if you use the BBQ and do not leave it perfectly clean.

  • COVID 19

    COVID-19

    Please be aware of the current risk of travel restrictions being imposed due to COVID-19, which may not be covered by travel insurance. If you are unable to travel due solely to mandatory travel restrictions and/or lock-downs, we will assist you with moving your booking within 12 months of cancellation. If you instead request a full cancellation, booking funds will be refunded less a 50% cancellation fee.

    A flexible cancellation rate is available if you wish to protect your booking fees from necessary cancelations beyond your control.

    If you or any of your guests test positive for COVID 19 within 7 days prior, during your stay or within 7 days after your stay please advise the owners so precautionary cleaning procedures can be followed.

  • Acceptance of Personal Liability

    “On the Beach” is situated in a remote location immediately adjacent to the sea and therefore exposes the visitor to many potential hazards, including but not limited to: drowning, bushfires, uneven ground, unsupervised playgrounds etc. By entering the property you volunteer to accept these risks and agree not to hold the property owners and managers liable in any way for any harm that could reasonably be foreseen in a beachfront environment.

  • Legitimate Reviews and Defamation

    The owner believes in honest and legal customer feedback, but where published reviews or descriptions cross the line and become illegal defamation the owner will use its knowledge of the customer and the customers financial and personal details to instigate legal action to protect its rights. If there are any grounds for dispute or dissatisfaction at the performance of the property then these must be discussed with the owner prior to any publication of these matters. If insufficient contact information has been provided or the park deems it sufficiently eggregious to act unilaterally, a fine of $500 may be deducted from the guest's card pending resolution of the matter by the relevant judiciary.
